Size and Type of AC unit for my condo?

My parent’s AC unit, and the Furance is getting old. It is about 17-20 years. The inspector said that the unit may be gone in any minute.

The home is approximately 850 sq. feet. The furance is at the balcony storage room while the AC fan unit is on the ground. My parent lives on the second floor.

There are 1.5, 2, 3 ton units for sale, but it seemed that different brands carry different warranty. Can you let me know the price to replace the entire system? I don’t need something very expensive since we planned to sell the condo in the next year or so. Is there any used units that we can purchase?

I seriously doubt avormatic is an HVAC pro. A unit that is too BIG for your condo will actually be LESS efficient than one that is a little small. The square footage of the condo is not enough to determine the proper size of the unit. You CAN’T post the information required to make that determination. Contact a few local professionals that will VISIT your condo and give free quotes.

    probably only about 3 thousand to replace with new…..dont by used!!!!! contact local HVAC contractors in ur area for free price quotes……. if not sized and installed properly it will fail the buyers inspection and u will loose even more money….there is even a possability that u can get a rebate on new installation ( more energy efficient)

    get the most tons you can afford, a stronger system needs to run less, and therefore saves money. As for warranty, look for systems that offer 10 year warranties, specially valuable on the blowers and compressors, the parts that are more likely to fail. Make sure the new system evaporator/furnace is installed in an easy to reach place and that the condenser coil is installed in a place with plenty of shade. you do not want the sun beating on a high capacity coil . 1.5 units are best for single story homes, your home would be best suited with a 3 ton system.

    The normal sizing is for a 500 square floor ft area, would equal a 1 ton unit. If you really want to get technical you can measure heat sources like how much sun exposure the condo gets, wall construction, catherdral ceilings, how many people live in the house and how much cooking is done in the kitchen. For example, one extra person equals about 350 to 400 btu’s. If you do a lot of cooking the add another 4000 btu’s.

    12,000 btu’s of heat needs 1 ton of AC cooling power. So one person in a 500 ft apartment that cooks a lot would need 1.3 ton of cooling power. Under normal conditions, I think 2 ton AC Unit should be more than adequate for two people in a 850 sq ft condo. Bigger is not exactly better. If you go with a unit to big, then you waste needless money on extra electric usage. Check with the place you are buying the unit from. They should have a chart to figure out what size you need,
