ny husband passed away last yr and at rosehills mortuary.i want to move close to that area. in the market one condominium for sale only 79k 1969,1 br ,2.8 miles from rosehills,it’s apartment condo, hoa is only $165 which is low and i can save a money for this & im thinking of investing this in the future, the other condo is 1979,1br,.3 miles fr rosehills hoa is 310.im thinking if the older condo with a low hoa that if have it now can it be good idea thinking that someday i can be able to rent it to somebody.and hoping for its equity to go up?or just get the new condo.with a high hoa..pls help me with my decision.me.my husband who s my advisor passed away last yr.i need advice,,thanks in advance,,

It depends on the work that needs to be done. Are the buildings repiped? Are they rainscreened? Does a new roof need to be put in? These will affect the value. Ones that have everything done generally cost more.

Also, HOA fees have nothing to do with anything. What you need to check is the HOA’s financials. Is the contingency fund healthy? If not, why? If there’s no reason, then that means HOA fees are low because it’s not well managed and the HOA isn’t meeting frequently which is a bad sign (this means you will eventually get slapped with a huge HOA fee spike). Also, an HOA can be high based on amenities. The more amenities means higher HOA fees to cover maintenance, insurance, etc.

Pick the one that is in a better area, not based on location to the cemetery. The one where there’s always people seeking rentals. The one where you can get a better price for rentals (of course the HOA bylaws would have to allow rentals – otherwise, don’t consider it).

If the remaining units of my condo conversion complex aren’t selling because of economic conditions, can I turn the unsold converted units into condo rentals (not for sale)?

Since you are the owner of those condos..you can rent them out if you want…this is no different than if an investor bought them and rented them out.

So… the problem I see is if the place has less than 80% owner occupancy the banks will not give out loans…freddy mac and fanny mae will not insure the loans. Renting them will make them harder to sell..and too many rentals will make it even harder to sell. Many condo associations are created with rules to prevent a lot of units from being owned by one person to help prevent large numbers of rentals in the association….many banks don’t want to deal with mortgages for condos that don’t have that rule. So, if you start renting a large percent of the total units you would have trouble from the banks too.

If I am a buyer and you sell me a condo under the idea that all will be sold…and then you turn them into rentals…I could make a good argument that what you have done to me is fraud because you are taking away some of the value of my home. I think you better reveal up front that you will rent out any that don’t sell quickly enough.

First, you will need approval from zoning and building commissions to do what you desire. Not all buildings are constructed to the requirements needed for condo conversion. You will discover if that is the case when you apply for permissions.

That being said, if you do gain approval to convert, you WILL have to convert all units. But you do not need to SELL all units. Those you desire to keep will remain in your name, as indidivual units. You can still rent them to others (as long as your condo docs indicate rules for rentals of individual units).

I rent but am looking for a bigger place. I have looked at single family homes in the $200,000 price range and they are ok but nothing has really caught my eye as of yet. I recent stumbled across some townhouses for sale in the same area and price range that are amazing! I want to know if Townhouses have pet restrictions like condos/apartments. Any ideas?

If you are buying the house and there is a Home owners assoc. you will need to check their guide lines for the breed and size of dogs they allow.
If there is no HOA then it is your home and you can pretty much have any kind of dog you want.
Except if there is a city, county,or state wide ban on a certain breed.

I moved to different neighborhood and town because my father got new job 200 miles away from my previous home.

I has to move with him because I am minor so I can’t legally move out. The new house itself is fine. I don’t have problem with new home but it’s people that I am having problem with.

The people in my new town always call police on anything. Also at my new town, a lot more police on road. How can I handle the people being strange? I have been dealing with police five times in a month so far. Never at my previous home.

I did peeing at backyard at night time, somebody in neighborhood call police because of that, also I took beer from my dad’s cooler. I take a walk through public park nearby. Police busted me because of underage drinking. I also play loud music by school in morning, somebody call police on that one too. There is sports luxury car park by store, I looks through window, somebody call police assume I took to steal but I didn’t steal anything just looking. I also go to closest lake to fishing, somebody call police because of private lake and also thought I was peeping into somebody window.

Now those people at new town are crazy to call police on anything while yet I did same at my old home. Nobody call police on me, they don’t even nosey on what I am doing at anywhere at my older home at 200 miles away.

How can I make it just same at new town as people are at older town? Trying to get them to not call police on stupid stuff. At my older home, nobody call police on me and on anybody.

just be urself
i was an army brat and moved every 6 months till i was 18
as far as the police being called on you…if your not doing anything illegal(getting caught or such), get the officers name then file a complaint at local sherrifs office. if sherrif doesnt do anything then call the state police.
u cant make one town like the other….unless your in charge of that town and have lots of money
u can also ask the officer who called police on you, (if hell tell u)(then file complaint on officer for harrassment on you) and file charges on person who called on you for slander..you can make that persons life a miserable hell like theyre giving you.
people are scared of new people in town nowadays…either you can try to act civil in town (respect of others), or not be civil. either way i would not put up with the bull of law calling on you all the time.
of course law will get u for underage drinking…probably for loud music too..noise ordiance in town..
just find out what u can get away with and what u cant…then have some fun at revenge on the scared people(just my opinion on that last one)
ive been thru almost the same stuff u have, except i been doing it waaay more n u have..lol
respect goes a long way..it can work for u.plus youll find out the ones who is disrespectful towards you(then theres where the fun begins..lol)

In this rare question I ask why this great majestic nation, the birth place of nations, once the envy of lesser lands from one end of the globe to the other has now become weak and feeble. The nation that once had the backbone to fight the battle of Britain doesnt have the backbone to move a few illegal squaters. Yesterday Mr "Justice" Ouseley after 10 years seemed puzzled my it all and said the council could go ahead. I want to know why its not been cleared this morning? It seems they are going to appeal again and its all going in circles. We are being made to look stupid.I dont like that.Members should read the Daily Mail this morning on these judges who thwart the plans of an elected government. What would other members do? i would create a new legal site of luxury mobile homes and move them into the new homes. It seems these days the courts and the judges are not set up to punish the guilty and protect the weak and innocent,no they go out of their way to protect the evil guilty. What can we do. it was our parents and grandparents who created the Empire. Are we not worthy of them?
sorry I dont know what "MOJO" means? I often hear the word. I encourage members to focus on the main problem and perhaps suggest a solution.
Kannuy. I wasnt saying anything about America. You are right to be proud of your country, but this is about Britain
Dear BP,I fancy him actually.

Yes, pretty much so, most Europeans can’t understand why the council would sell them the site, then punish them for developing it…

Ten years ago (it might be 11 now.) they could have installed mains power, water and sewage to the site for under a million quid, the council are fighting on "Principle", the principle that they can sell a brownfield site then define it as "Greenbelt" and evict the people who cleared it..
