Do townhouses allow pets?

I rent but am looking for a bigger place. I have looked at single family homes in the $200,000 price range and they are ok but nothing has really caught my eye as of yet. I recent stumbled across some townhouses for sale in the same area and price range that are amazing! I want to know if Townhouses have pet restrictions like condos/apartments. Any ideas?

If you are buying the house and there is a Home owners assoc. you will need to check their guide lines for the breed and size of dogs they allow.
If there is no HOA then it is your home and you can pretty much have any kind of dog you want.
Except if there is a city,county,or state wide ban on a certain breed.

Condo/Townhouse question?

For ten years my c/t community was mis managed(I arrived on 12/10). As a result, needed repairs were not made on some buildings(ie roofs), and the general fund is now insufficient to meet what is required. Townhouse owners currently pay 135HOA fees/mo, and the condo board wants to raise HOA fees on condo owners(currently 105.00), to 135/mo, to cover costs. Beginning this January, a new Board, and Management team was installed. That is their solution. Is their another one(short of putting my condo up for sale)?. The condo board does not want to borrow any more from the townhouse board, than it already has. If you need more info, I will try to provide it. And, thank you for your help.
Memo to Someone: There must be other alternatives to a spike in HOA fees. I mean what is the point when the spike will only cause added delinqiuncies, and further sales of condos.
Would borrowing from a local bank be a good idea?

They could do a one-time special assessment rather than raise the fees in perpetuity to cure the shortfall, but the simple fact is that costs increase over time and you must have funds on hand when higher cost items such as roofs need replacement. Would you rather get socked with a $1000 special assessment or pay an extra $30/month? Either way, delinquents are going to be delinquent and it’s likely the special assessment would blow out more people than a 30% increase would.

Your question illustrates why people need to be involved in their condo boards and understand that reserves must be accumulated to deal with common element expenses BEFORE there is a critical need. Self managed associations tend to be the worst offenders since they will seldom vote to take money out of their own pockets until there’s a critical shortfall. It comes down to whether your board is proactive or reactive.

My Home Town: Beautiful Fountain Hills, Arizona!

Fountain Hills, Arizona is a wonderful place to live for many reasons. Take the people, who live in the town, for instance. Most people are not originally from here. You see, the towns first homes were built in the fall of 1971 and by early 1972, the first homeowners were moving in. So, if you were born before 1972, then you had to be from somewhere else. I feel that this is one reason that the people of Fountain Hills are friendly, welcoming and eager to helpjust as they were helped when they moved here.

The town is located just east of Scottsdale, Arizona in the Northeast Valley as it is nestled in the foothills of the McDowell Mountains, on its northeast slope. Awesome views are to be had everywhere in Fountain Hills. The Sonoran desert as the backdrop along with the mountain ranges like Four Peaks and the McDowells, parks, and rivers will give you a command of a certain peacefulness that is just comforting to the soulAnd if you dont have a view where you are at, just go 10 feet ahead!

There are only three ways into the town of Fountain Hills. Being at the outskirts of Phoenix, the traffic is considerably less than the cut-through communitiesAnd there is no Auto-Mile or Restaurant-Row to add to drivers headaches. This makes it easy to get to the parks, businesses, and restaurants that are in and around town. In fact, one could probably travel anywhere in town within 15 minutes.

The towns people in general are very active, taking part in many clubs and organizations, from town development to the Kiwanis. And there are a lot of fun events in Fountain Hills. People enjoy the twice a year Arts and Crafts Festivals with as many as 500 juried exhibitors. There is Fountain Hills Community Theater that offers excellent entertainment, as does the Ballet in the Park at the outdoor amphitheater. Activities range from hiking the desert trails and biking in and around town to golf, golf, and more golf at the 5 top-shelf courses in town. Even the kids have lots to do through the excellent school system.

Lastly, what can you say about the Fountain? Well, its world-famous, shoots 560 feet into the air from the lake, has Fountain Park with a host of amenities wrapping around it, and puts young and old alike in awe!

Yes, Fountain Hills is All that is Arizona and just a great place to live!

I have to foreclose on my home. Advice and steps involved?

My wife and I own a townhouse in Orlando, FL. My job in Orlando was ending due to the recession and the job outlook looked grim. I took a job in Phoenix, AZ while my wife quit her job and is having some trouble finding one in Phoenix. We have a professional leasing company find tenants for our town house while we rented a condo in Phoenix. Since my wife isn’t working, we are having difficulties paying our rent plus part of the mortgage (the rent doesn’t cover all of the mortgage plus our HOA fees each month). We thought about a short sale, but then was told that since we are not the primary residents in our townhouse, then a short sale wasn’t an option, which leads us to foreclosure. I don’t really want to do it, but I have lost over 100k in our home in the last 2 years and it’s financially draining on us. What are the steps in foreclosing a home? Do we just stop making payments? Do we advise our lending company first? I always hear of people just walking away from there homes, but there is got to be more to it than that. Any advice would be great.

I’m searching for a 2/2 condo or townhouse (preferrably foreclosure or SHORTsale) in these areas. I’ve been wasting time on a shortsale for almost a year now & nothing is closer than it was 11 months ago. I’m looking for an agent who specializes in condo or townhouse sales and knows how to make things move at a rapid pace, or at least try. My agents do absolutely nothing & are just waiting for a payday that’s never gonna happen. I’ve tried other agents in the interim but to no avail.
I want nothing more than 90k, HOA fees no more than $300, FHA or HomePath mortgages, & 1st or 2nd flrs only.
