does apartments next to a house bring the house value down?

I gave an offer for a 3600 sqft home. they brought 80000 dollars down. i can get it for 275. K Hovanian homes. But there is some luxury apartment being built on the other side of the road. now this is a new community with million dollar homs around the other corner.

Hard to answer without knowing the exact details, but that seems like a big discount. You should find out more when the appraisal is done.

Does anyone know if there are any regulations in MO for this kind of work. I just think this is such a wonderful idea and could sprout into something big given the right amount of time and done right. I love to cook. I remember when I was young and my mom stressed how important it was for the new parents to get rest. She even was the first person to show up at my relatives houses with homecooked casseroles and meals. LOL. I am a mother of a 3 yr old girl and I even got that same luxury when she was born. I really would like any input and ideas people may have regarding this idea. I am a stay at home mom always looking to brighten up someones day:)

Well, as a postpartum doula i have plenty of ideas for you! First of all, think about becomming a postpartum doula….it is pretty minimal training and you get to cook for families who hire you. Also, start with a local mommies group or even a church or synagogue. Get to know the women and offer your services like a week free trial of dinners with an option to buy another weeks’ worth. You can put brochures in offices of pediatrician’s, OB’s, midwives, childbirth educators, lactation consultants…..you can even post a flyer at your local library. It sounds like you want to do this for free, but i think you should charge a nominal fee, I feel this way for two reasons: 1.) You will soon only be able to afford serving rice and beans and 2.) People will not be suspicious of your service if they are paying for it, volunteering that type of very personal service may put some people ill at ease…friends no, but strangers – possibly. Its a great idea, any mother’s group you were involved with I’m sure would appreciate the freebies, as well as set you up with some paying customers.
I have always thought this was a great idea even for families with older children. Imagine coming home from work, you have 20 minutes before the older child has to be at soccer and the younger one to Girl Scouts and you arrive home to find dinner waiting in a hot pack on your back porch (tailor made to suit your children’s likes) Id pay for that! Which home would you choose?

We are trying to decide between 2 homes in MD and I would like some additional opinions. Both are new construction and in the same area and school district. Which would you choose?

House 1
Big Lot – backyard is 100 feet. Backs to large well kept home.
Nice Community (120 Luxury Homes) – has started to be developed and can see how it is going to look.
Pricey – 100K more than House 2
Won’t be able to get finished basement of Solarium. Would need to watch what options we got to keep the price down.

House 2
Smaller lot – backyard would be half the size (45 feet). Backs to older smaller well-kept home.
Small Community – 20 homes – nothing has been built yet so can’t really tell how it is going to look.
Community Entrance not as grand as House 1
Great Price – Mortgage would be $500 less month
House would be loaded with any option we wanted
We can afford both homes, but would have to save for any improvements to House 1.

HOA fees are consistent with what we pay now. I am a board member of my current HOA and appreciate the effect they have on the community. I want a community where people maintain their lawns.

Right now I feel more comfortable with Home 1 b/c there are already houses up and I can see how it is going to look. It is hard buying a home and not being able to visualize what you are going to get.

The actual home designs are exactly the same and appear to be of similar quality.

Not knowing your overall situation, I can only speculate based on my own opinions…

Personally, I would pick house #2 as I have seen too many of my friends get into too much house by only looking at the monthly bottom line. You have to remember that it’s not only your monthly payments that will rise–any upkeep or upgrades will be more expensive on a more expensive home.

Additionally, I would much prefer to get exactly what I wanted from a new construction–why pay the new house price if you are going into it still lacking some of the features you desire? Having all the extra amenities will more than make up for the smaller yard.

I would not worry overly about the surrounding neighborhood–both builders and municipalities have a stake in ensuring that property values continue to rise and its highly unlikely that any new development around you would be of lesser quality than your own home (and there’s a distinct possibility they will be nicer than yours which is fantastic for your property values!)

One thing you did not mention was the HOA bylaws and fees–are they equivalent? And are they each something you feel comfortable with? The nicest home in the world can become hell if you can’t get along with your HOA. Keep that on your list of factors.

What would you expect to see in terms of editorial and advertising content for a publication on New Year’s Eve?

Hello everybody. I’m project managing a 16 page publication that’s going out with The Guardian newspaper on 27th December nationally across the UK. It’s called ‘New Year’, and I want to look at entertainment options for New Year and explore the concept of resolutions for the forthcoming year. Provisional editorial points include: – where to party in London; where to eat on New Year; home banquetting; the perfect NY party; resolutions and giving up vices. What other editorial points would you expect to see in a report of this kind, and what advertiser do you think I should target for this kind of topic specific report? I was thinking restaurants, theatres, night spots, luxury food and alcohol brands, etc. Thanks for the input – I want to gauge as much public opinion as possible.

I think adding to your areas of advertising needs might be limousine services, travel services all with a two day getaway special in the ad. Not to mention public service ad for drunk driving and lastly all the local hotels next to the places that the best parties (you will be mentioning) are being held at.
