I recently put it up for short sale and am usually working but I think the bank is trying to serve me with court papers. I have received a first notice already but not a second. How much time do I have before i need to move out. And can i get in trouble if I am not home to receive second notice<br />
<br />if you had asked this 4 yrs ago, you would have been given the DEFAULT answer, as it was<br />
a &quot;mechanical, fast process.&quot;  Today, with the fed told by the president to not foreclosure unless<br />
the bank HAS too, it is advisable to work on paying off the loan.</p>
<p>If you can pay 25% of the normal payments, this will help you immensely.  WHEN you are<br />
working FT again, at a pay rate at least 75% of what you used to earn, start making payments<br />
2x a mo.  IT is VERY feasible that you will  NOT lose your condo at all!!!</p>
<p>It is very feasible that you need only to get back to normal payments within 6 mo and<br />
no problem will occur with the lender.  </p>
<p>YOU did not state if you have any equity or how long you have owned the property; it does matter.</p>

<br />I don&#8217;t know the Minneapolis area, but town homes are usually more desirable, a little less like an apartment.  But they could also be more expensive to rent and sell, limiting potential renters / buyers.  A real estate agent in your area should be able to answer this for you pretty quickly.  Good luck</p>

<br />If you are trying to speed up the sale of your home it has to  be aggressively priced.  A shortsale means it is already underwater.  Reduce the price further and have the bank approve the short sale.</p>

			<content:encoded><![CDATA[<p>I bought a condo last year in NJ. I will be relocating to another state due to job. The company is ofering a relo package that would cover closing costs on the home sale but not loss on sale. However, the market hasn&#8217;t picked up, I will end up loosing money if I sell my condo now. I have to use the relo service within 12 months of my joining, if I want the company to pay closing costs.<br />
I am in such a dilemma, should I wait for market to pick up and rent my condo and few years later sell the house or I should utilize the closing costs covered and sell the place? Please help me.<br />
<br />Probably best to bite the bullet and sell. Condo/HOA type atmospheres can be tricky to rent out, if tenants don&#8217;t obey the rules, you as the owner pays the price, from the tenants being loud and disruptive or not paying and everything inbetween &#8211; it&#8217;s a headache waiting to happen.<br />
Now if it was a private dwelling, I&#8217;d suggest renting, you could hire someone to manage the property, but it being in under an HOA, sell it, spare yourself the grief. Especially seeing as you&#8217;ll be out of state, it won&#8217;t be as easy to monitor your tenants or comunicate with the HOA if there&#8217;s a problem with the tenants.</p>

Today, in shock, some inspector guys came here and were talking about changing the locks.  They took pictures&#8230;they said they were looking to see if I was still here, that the water was on, and that the heat was on.  I have a legal right to stay here until the auction sale, don&#8217;t I?  I plan to file a bankruptcy too later this month.  Please advise.<br />

<p>Costa Rica is a great place there are many realtors that can help you but if you are planning to move into the Ocotal Beach area then I would suggest going with a real estate company called Azul Paraiso. They absolutely stunning ocean views from their houses. I left a link of their project that they I believe are finished now.</p>

For $50,000 you won&#8217;t be able to purchase any house or flat in the UK, house/apartment prices are quite expensive. </p>

<br />Banks generally don&#8217;t make loans to buy a home: mortgage companies do. And yeah, they would make the loan if you qualified.</p>
<p>A short sale works like this: the existing owner owes more money than the house is worth. If the mortgage company will allow the sale without the seller paying off the mortgage in full, this is a short sale</p>

<p>probably, i won&#8217;t sell my home soon enough to buy the other one, but i&#8217;d like to keep it on the market perpetually, just in case i see another home that i&#8217;d like to buy.  it would be good to have some offers on my home when that time comes.<br />
<br />You don&#8217;t have to list your condo with a Realtor to sell it.  For Sale By Owner (AKA FSBO or Fisbo) often works, but usually it takes longer and can be legally risky if you don&#8217;t know what you are doing.  FSBO sales will not be included on you local multiple listing service.  But now a days there are flat fee listings available that allow you to put the house fore sale on your local MLS where you pay something like $500 plus a co-op commission to other realtors who bring you a buyer.  Often you can negotiate a lower commission with a Realtor if that same Realtor represents you when you buy your new property which might be a win win situation for you.</p>
