Can anyone help me understand the foreclosure process of my condo home?

Posted on September 17th, 2011 by admin in homes condos for sale | 5 Comments »

I have a condo unit that have not been able to pay, I have kept up with assessments. I recently put it up for short sale and am usually working but I think the bank is trying to serve me with court papers. I have received a first notice already but not a second. How much time do I have before i need to move out. And can i get in trouble if I am not home to receive second notice

if you had asked this 4 yrs ago, you would have been given the DEFAULT answer, as it was
a "mechanical, fast process." Today, with the fed told by the president to not foreclosure unless
the bank HAS too, it is advisable to work on paying off the loan.

If you can pay 25% of the normal payments, this will help you immensely. WHEN you are
working FT again, at a pay rate at least 75% of what you used to earn, start making payments
2x a mo. IT is VERY feasible that you will NOT lose your condo at all!!!

It is very feasible that you need only to get back to normal payments within 6 mo and
no problem will occur with the lender.

YOU did not state if you have any equity or how long you have owned the property; it does matter.

For a first time buyer, is a condo or a town home a better buy? Investment/Re-sale?

Posted on September 6th, 2011 by admin in homes condos for sale | 1 Comment »

I’m just wanting to know more…is it better to buy a condo or a town house? I used to think Town houses are terrible to try to re-sell or hard to sell for a gain…

Is it smarter to buy a town house?
Or a Condo?

I live in the Twin Cities (Minneapolis-St. Paul), Minnesota if that makes a difference

I don’t know the Minneapolis area, but town homes are usually more desirable, a little less like an apartment. But they could also be more expensive to rent and sell, limiting potential renters / buyers. A real estate agent in your area should be able to answer this for you pretty quickly. Good luck

How can i speed up the process with the short sale for my home?

Posted on August 29th, 2011 by admin in homes condos for sale | 3 Comments »

My condo has been listed as a short sale since march what kinds of things can i do to speed up the process or am i just waiting for the price go down again like my agent said?craigslist?sale ads? This is the final option and i am okay with it.

If you are trying to speed up the sale of your home it has to be aggressively priced. A shortsale means it is already underwater. Reduce the price further and have the bank approve the short sale.

Should I sell my condo or rent?

Posted on January 21st, 2011 by admin in homes condos for sale | 1 Comment »

I bought a condo last year in NJ. I will be relocating to another state due to job. The company is ofering a relo package that would cover closing costs on the home sale but not loss on sale. However, the market hasn’t picked up, I will end up loosing money if I sell my condo now. I have to use the relo service within 12 months of my joining, if I want the company to pay closing costs.
I am in such a dilemma, should I wait for market to pick up and rent my condo and few years later sell the house or I should utilize the closing costs covered and sell the place? Please help me.

Probably best to bite the bullet and sell. Condo/HOA type atmospheres can be tricky to rent out, if tenants don’t obey the rules, you as the owner pays the price, from the tenants being loud and disruptive or not paying and everything inbetween – it’s a headache waiting to happen.
Now if it was a private dwelling, I’d suggest renting, you could hire someone to manage the property, but it being in under an HOA, sell it, spare yourself the grief. Especially seeing as you’ll be out of state, it won’t be as easy to monitor your tenants or comunicate with the HOA if there’s a problem with the tenants.

Can a lender legally evict me from my home in foreclosure before its auction sale date?

Posted on January 16th, 2011 by admin in homes condos for sale | 7 Comments »

My condo is in foreclosure and an auction sale date is set for January 11th. Today, in shock, some inspector guys came here and were talking about changing the locks. They took pictures…they said they were looking to see if I was still here, that the water was on, and that the heat was on. I have a legal right to stay here until the auction sale, don’t I? I plan to file a bankruptcy too later this month. Please advise.

Once you quit paying your mortgage and foreclosure papers have been filed you have no rights.

Hey Yahoo Answers! I was looking to purchase a Ocotal Beach Condominiums for Sale in Costa Rica can anyone point me towards a real estate agency that deals strictly with condos or homes that are being sold in Costa Rica. I wanted to purchase the house or condo beforehand, thank you so much for helping me out.

Kelly

Hey Kelly,

Costa Rica is a great place there are many realtors that can help you but if you are planning to move into the Ocotal Beach area then I would suggest going with a real estate company called Azul Paraiso. They absolutely stunning ocean views from their houses. I left a link of their project that they I believe are finished now.

You welcome,

Jen

is it possible to get an apartment in Stamford UK?

Posted on January 8th, 2011 by admin in homes condos for sale | 1 Comment »

is it possible? i watched the movie Hot Fuzz and i fell in love with the village. i currently cape in to 50000 dollars and i wish to buy a condo or house there… i know i might not have enough… i googled homes for sale in Stamford but i cant seem to find any, can someone help me find one? preferably like the one angel stayed in… BTW very good movie… i recomend it

Brilliant movie, isn’t it?
Sandford (not Stamford) is actually a fictional place, the filming was done at a police college and Wells, in Somerset with the Church of St Cuthbert picturing in the film.

A 2 bedroom flat, above Carphone Warehouse (a mobile phone shop) on the high street in Wells would cost you £105,000. Which is $162,000.
For $50,000 you won’t be able to purchase any house or flat in the UK, house/apartment prices are quite expensive.

Perhaps you could holiday in England, visit Wells and other places of interest while you’re here. We’d all like to live in a peaceful village portrayed as beautiful in a film; very few of us have the opportunity to.

Can I get a smaller home loan?

Posted on January 2nd, 2011 by admin in homes condos for sale | 1 Comment »

I am a first time home buyer. I have been looking at condos for 25k and under. I was wondering if i could get a "home" loan for such a small amount of money. I have "good" credit, but I am unsure if banks will lend out such small amounts for this type of loan. Also, what is a short sale home? Do I have to have cash for a short sale? thanks!

Banks generally don’t make loans to buy a home: mortgage companies do. And yeah, they would make the loan if you qualified.

A short sale works like this: the existing owner owes more money than the house is worth. If the mortgage company will allow the sale without the seller paying off the mortgage in full, this is a short sale

how do i list my own home (condo) for sale without going through a realtor?

Posted on December 31st, 2010 by admin in homes condos for sale | 2 Comments »

i recently saw a home that i’d like to buy, but i can’t buy it until i first sell my own home.

however, my home isn’t even listed yet, and i don’t wish to pay realtor fees.

probably, i won’t sell my home soon enough to buy the other one, but i’d like to keep it on the market perpetually, just in case i see another home that i’d like to buy. it would be good to have some offers on my home when that time comes.

You don’t have to list your condo with a Realtor to sell it. For Sale By Owner (AKA FSBO or Fisbo) often works, but usually it takes longer and can be legally risky if you don’t know what you are doing. FSBO sales will not be included on you local multiple listing service. But now a days there are flat fee listings available that allow you to put the house fore sale on your local MLS where you pay something like $500 plus a co-op commission to other realtors who bring you a buyer. Often you can negotiate a lower commission with a Realtor if that same Realtor represents you when you buy your new property which might be a win win situation for you.
