financing contract went into attorney review then submitted to seller accepted by bank found out condo was not fha approved listing agent did not know that until she ask association buyers had to cancel contract they could not get a conventional loan because the contract was not marked fha loan seller will keep the earnest money who is to blame here buyers agent or buyers attorney I think attorney because it gos to them for a 3 day review that is why they are hired Right /

there’s gotta be a "google" or "ebay" of real estate and condos for sale to find properties thouroughly. I’m hoping there is a way to find city by city and state by state. I’ve been hearing about these cheap condos that are going for $15K (in Florida?). I hope it’s true! LOL. I’d move there for that.

There is a condo for sale for $169,000. I have 40K in equity saved. I currently have an under the table job. So, my job can not pay for it.
I was wondering if I could just pay 40K up front. Get a Bank Loan. And then Rent the Apartment to someone for say 1100 a month. Would that pay for the mortgage? Is this possible?

you have to find out how much association fees are with that condo. Those things can sometimes break you. I wouldnt buy a condo just now. With 40k you can get much better investments without the headache. There is a stock right now called HTE. (its a candian oil & gas trust) with 40k you could buy that stock, get a monthly income of 545 dollars per month, and you sure couldnt get that kind of income with that condo, not to mention you gotta fix toilets if you buy a condo. Anyway, there are about a dozen other "canroys" (what they are nicknamed) out there that you could research, all of which pay high monthly dividends secured by all that oil up in canada, but i just think HTE is the best (i own it myself)

Can my landlord hire a real estate agent to show the condo I rent in GA?
I’m at the end of a 1 year lease and I live in GA, USA. My landlord wants to show the condo for sale while I’m living here, but he won’t be the one showing the apartment–a real estate agent will be showing the condo. In Georgia he does not need to give notice that he is entering the condo, but does that transfer to a real estate agent as well?

That’s ODD if GA doesn’t require notice. The majority of states require advance notice to tenant, not permission of tenant.
A real estate agent is an agent of the owner or LL, and LL may generally transfer to that agent their same rights. But sometimes there are limitations.
Do you have a current lease now? READ it, as it may require advance notice even if GA does not.
If you are renewing lease, get some protections for yourself in new lease, requiring 24 hours notice, agent must be bonded, etc.

There is no law requiring an agent in a real estate sale. If she already has an agent, the contract she signed probably obligates her to pay the agent’s commission regardless of how the sale is completed. The BANK has already ASSUMED the agents commission in the amount they will accept.
