For appraisal purposes, they can use similar units in the nearby neighborhood and + or – for the differences as well as using older prior sales and current listings.

Hello,

I am so frustrated now coz of buying this condo. At first I put the offer in at 119k but the bank countered my offer at 130k and 3%back to the buyer. I put offer back the one they asked. But after that we found out that the seller has liens for 5300 and 15k. Me and my real estate agent negotiated back to the seller that they have to responsible for those liens and they agreed to do so.

But today I got the email from the seller agent that Bank already made final counter offer which if I agree to pay 3,300 (partially of the liens), the condo will be pending in the same day.
They said because the seller lost their jobs and they cannot afford it. but they will be responsible for the lien of 15k.

What should I do? The agent gave me choices..
1. refuse to pay any liens
2. pay part of it.
3. pay 3300 and get it pending inspection

The condo is so nice though.

You should always purchase a property without liens of any kind. It is not your responsibility to pay liens made by someone else. You should only pay taxes prorated from the day you take possession.

Does this real estate agent work for the seller or is a buyer’s agent you signed to assist you in the purchase of this condo? I am at a loss as to why the real estate agent would even offer these choices to you. Since the agent did take #1.

Then immediately find another real estate agent that would work on your behalf.

You might over pay for the condo because you like the condo. You should pay for a property based on it’s current value, not some inflated or lien that you are not responsible for.

The bank is the one that took the risk of lending to the former owner, they now have the collateral that they agreed to take in the event of a default. If that is their final counter offer, just say "NO".

There might be condo’s in the same complex that you might consider.

financing contract went into attorney review then submitted to seller accepted by bank found out condo was not fha approved listing agent did not know that until she ask association buyers had to cancel contract they could not get a conventional loan because the contract was not marked fha loan seller will keep the earnest money who is to blame here buyers agent or buyers attorney I think attorney because it gos to them for a 3 day review that is why they are hired Right /

there’s gotta be a "google" or "ebay" of real estate and condos for sale to find properties thouroughly. I’m hoping there is a way to find city by city and state by state. I’ve been hearing about these cheap condos that are going for $15K (in Florida?). I hope it’s true! LOL. I’d move there for that.

go to realtor.com, good site, as for condos for $15K, that is possible, but the condo is more than likely in terrible condition.

There is a condo for sale for $169,000. I have 40K in equity saved. I currently have an under the table job. So, my job can not pay for it.

I was wondering if I could just pay 40K up front. Get a Bank Loan. And then Rent the Apartment to someone for say 1100 a month. Would that pay for the mortgage? Is this possible?

Any and all information would be helpful. How much in mortgage am I looking at?

you have to find out how much association fees are with that condo. Those things can sometimes break you. I wouldnt buy a condo just now. With 40k you can get much better investments without the headache. There is a stock right now called HTE. (its a candian oil & gas trust) with 40k you could buy that stock, get a monthly income of 545 dollars per month, and you sure couldnt get that kind of income with that condo, not to mention you gotta fix toilets if you buy a condo. Anyway, there are about a dozen other "canroys" (what they are nicknamed) out there that you could research, all of which pay high monthly dividends secured by all that oil up in canada, but i just think HTE is the best (i own it myself)
