i bought a condo with $20,000 down from a friend mind and i was uesing his account to pay for the mortgage because i can’t get loan from bank so the mortgage still under his name but thhe property was under my name because he transfer the title under my name so i was the new owner of the property

If it happened the way you describe it, that is one screwed up mess and probably not legal. Yes whoever owns it on the legal current deed can sell it; but they will have to pay off the mortgage before they can transfer ownership legally.

i read an article about all over the country the tear downs of public housing and how now a shortage of the ‘projects’ is happening. They say not to worry about shortage they want people of different classes to start ‘mixing’ You know similar as section 8 they want poor and middle class to live in same neighborhoods instead of these mass projects….now I have heard two sides and want to know what you think.
***1st side***::: Doing away with projects and forcing a mix of class and sometimes culture could do some good..Let people of a lower pay class or lack of pay class live in great housing and have some pride. CHildren can be safe without the usual drug infested criminal element in most projects
***2nd side***::: They are saying NO WAY not in my neighborhood. It wont work because even were cities have built brand new luxury apartment homes that are STRICTLY for public housing projects have already turned to crap and continue with the criminal/drug element.

So do you think this is good and can give people a step up and some pride in themselves
OR
Do you think no matter what you give them they wont care/have any house pride because it really isn their own. (getting a free ride)
What are you guys thoughts on this?
EDIT**I myself have never lived in public housing or had section 8 or even income restricted apts.. BUT when I was a young pregnant and single 18 yr old I was on foodstamps and Medicaid. I grew up in a trailer park myself and have lived in nasty ones when I was a young struggling adult but I still maintained some sense of pride. Keeping straightwith my life and I treated my dump of a place like it was my castle…But part of my question is basically all about House Pride and pride in general. Many poor people whether in a trailer park scraping pennies to pay rent or projects have a I don’t care attitude and become pride-less.. Now who ever it is(If you want to stereotypically call them white-trash or Ghetto). Does changing the environment or offering grander homes and middleclass neighborhoods change the attitude or do the same activities occur??

Both, Opt 1 & 2. Section 8, there are many people, at least in my area that are working the system– They could easily get it together and not use Sec. 8, but They don’t need a nice house, a yard, a good school for their childeren; they’d rather have nice clothes and nice cars and let the gov’t pay for the rest.

Changing the homes, really hasn’t changed the people– Not in my old town. Low class families started moving in the community, as well as the surrounding communities. My parents noticed the "times were changing" but they didn’t want to move us out of school and leave our friends, blahblah. But the school system started to fall apart, their were budget problems and so many fights, and drug trafficing… (my brother and I) told our parents we were ok with the move. I changed schools my Junior year of high school. Luckily we were about to sell our house before the market went and the community got so bad.
The profit on it was minimal because the change drove home values down. The school system had to force teachers to retire and let go many poeple on staff in attempt to save the budget. It was awful. Now, about 5 years later, crime in the area has gone WAAAY up, Many businesses have left that area– there are so many vacant buildings, it’s really sad.
But I think it could work. I think it could help those people who want to work for success. It’s not just given to you, and i think pride is found in the things people work for, in their accomplishments– Not so much in what is simply handed to them.

Okay well, my aunt is now upside down in payments for her house. She owes a lot more money than her house is worth. She talked to a realator and who suggested she do a short sale. It seemed like a good idea and the bank approved. I was wondering though, after she sells her house, will she have to pay the difference back to the bank, like a loan, or will they take the loss and she wont have to pay? Also, would a condo be a good choice for her new home, after the short sale closes? She has been looking at a few different places, but she would really like a condo if possible. Will this be a hard place to get because of her bad credit due to the short sale? Any other help would be great!

After a short sale, she won’t be able to buy anything right away. This is a derogatory mark on ones credit. She may even have a hard time renting a place for that matter. A short sale is not a "get out from under this house and go buy another" deal.

I have a real estate agent who is also my mortgage broker and did my loan. I like the guy but i have come across a great private sale condo and dont know what to do. I really want to bid on it but my agent wont make commission. I think its more important for me to get the home i like then to worry about someone’s commission.

Any input on this would be much appreciated.

i would bid my self … why would i pay the agent out of my pocket if he didnt find the place and he didnt bid on it for me?

I am down in Clearwater Florida for the Memorial Day holiday and I can’t keep from noticing all of the properties that are for sale. Just on the street that my condo is located on, there are almost 30 single family houses or condos for sale. 30 properties for sale all on the same 1.8 mile long road. How do you make your property stand out in this market when you have competition coming at you from all sides? Be different. Don’t do the same old thing, or allow your listing agent to just stick a sign in the front yard and hope that a buyer picks your house over the 29 others.
