I would like to purchase a Luxury home in CA.?
Which areas in CA. have Luxury homes that are not in fire area,mudslide areas. I want to purchase and not have to worry about these natural disasters. I really like the great weather there.
I live in Central California…a great area since we really aren’t affected by all the things you are asking about…there have been a few Wild-Fires that we have been slightly hit with the smoke making its way toward us…but none of the fires are close enough to cause any "real" damage…we don’t get mud-slides since most of our homes are not perched on hills…every now and then we get a Trembler…but so far so good…the last BIG quake we FELT was centered in San Francisco 100 miles away in 1987…so I would say look in Central California.
Rent or buy?
My fiance and I are currently renting a townhouse at $635 a month. We live in an AWFUL neighborhood and want to move somewhere nicer. Well we have two cats, so that narrows down our options considerably. Also, it seems that most apartments in our town are turning more and more ghetto. So we were thinking maybe we should just buy something. There is a townhouse for sale in a great neighborhood and the monthly payments WITH property tax included would be around $750/month. We would pay a small condo fee for outdoor maintenance. The square footage is roughly the same as our current place so we’re aware of utility costs. Is it worth it to buy now? I know the market is kind of in a slump, but maybe if we fix it up and sell later? We live in a college town, so it’d be easy to rent out also. What should we do??? We’re not wanting to stay in this area forever either…. maybe 5 years max.

as a former realtor i really have to say if you plan on leaving your location after 5years i would keep renting, i wouldn’t buy at this time. my advice is to find someplace that you would consider living in 5+ years cause a 30 year mortage doesn’t seem worth it for only 5 years max. find the area you want to live in for a very long time before you purchase.

You do not have to pay tax on a gain of up to $250,000 ($500,000 in some cases if you are married and filing jointly) as long as you meet the following requirements.
During the five years ending on the date of the sale:
a. You owned the home for at least two years AND
b. You lived in the home for at least two years
You also cannot have excluded the gain on the sale of another home within two years of the date of the sale.
If you don’t meet these conditions, then you may have to pay capital gains tax.
Contrary to what many people believe, you do not have to reinvest the profit in a new home to qualify for the exclusion.

I suggest you talk to a real state agent in the city you are moving in. Take a few days off before you move there to explore your options, but like I said let someone do the leg work for you. Right now it is the best time to buy even in Mexico.

In California, if a termite inspection of a condo unit is required upon sale who pays for the inspection?
The seller of the particular unit claims the HOA imust pay for the inspection. The HOA asserts that since the inspection is triggered only by the sale of the unit the seller must pay. The HOA agrees that if the inspection turns up termites then tjhe association would pay to have them exterminated. But who pays for the inspection upon sale of the unit?
