I have decided to move in with my boyfriend and I need to decide what to do with my townhouse. There are quite a few for sale right now and I wondering if I should just rent it out and wait.

We were going to put an addition on his house to accomodate for both our children and would need to either sell my house and use the equity to build or refi his and use his equity. Any advise out there for me. This has me really stressed out

im here to help! dont refinance your house to get the money to add on to his house. have him refi his house for the addition. you should also rent your place out cuz right now is not the time to sell property. you wont get a good amount and you also dont want to have to compete against the other homes in your community. you can rent yours out and still have the mortgage interest deduction for your taxes. so if you rent it for a year you have the ability to keep the tax deduction while having someone else pay the mortgage for you and hopefully gain more equity. even if you cant get a renter to cover the entire mortgage, it would still benefit you to rent it cuz otherwise you will have it on the market for a couple months trying to sell it and your making that payment anyway. if you can get it rented out right away and lose a couple hundred bucks a month your total cost per month would still be lower by renting it and moving in with your bf. say your payment is 1500. if you rent it for 1200 then you would be losing $300 a month but you would still be getting the tax deduction and all you would be paying is $300 a month instead of $1500. even if your bf charges rent your total cost a month have dropped so it would be like owning your home for less than $1500 a month cuz you have a renter in there but you still own it. plus you will be saving a lot of money a month on utilities,cable, internet, phone cuz you will be splitting that with your bf. your total cost dramtically drop and you still have the ability to gain more equity in your home rather than selling it now.

My wife and I live in a condo we bought in the upper $200’s. We want to upgrade to a 3 bedroom condo or townhome. Is this an opportune time for us to make the change or is a bad real estate market not a good time to do this. With the prices of some places coming down, I heard it might be a better time since property taxes would be lower. But I am not sure what other factors are involved. Help!!!!

So, you’ve stumbled upon one of the secrets to a buyers market, Congratulations! Buying up in a down market is almost always a great investment! Here’s an example:

Current Value of Home Last Year 1,200,000
Today’s Value 925,000
Net "Loss" In Value 225,000

Value of new larger home last year 1,800,000
Today’s value of new larger home 1,380,000
Net "Gain" in Value 450,000

Gained advantage in move up purchase 145,000

In addition, your new basis for appreciation is higher, providing over a 10 year period $641, 822 in additional equity. (The difference in appreciation between 1,380,000 and 925,000 assuming a modest 3.5% average appreciation rate).

Things to remember: The cheaper property will almost always be available to a wider number of buyers. More buyers typically means more demand. This stablizes prices at the lower end of the price range. You’ll need to see what your property is worth today and what your net would be after you subtract your sales costs.

I read in a magazine while at my dentist that there are bidding wars for homes in California and Florida, with people camping out in lines for 2 or 3 days just for the opportunity to be able to put down a deposit on a new home !!!

If there is that much demand, should I just quick my job here in Canada and rush down there and try to start building homes?

I think that I can learn about building pretty fast.

And what’s the most in demand right now, luxury homes or starter homes? Homes or Condos?

I would prefer to build homes but small low-rise condos might be a possibility after a few years.

I am in sales for a major sign company in Las Vegas. Some of or work includes the MGM pylon, the Harley Davidson Cafe sign, the Ballago interior lighting and signs etc. We are a union company therfor it makes it very difficutlt to compete with non union companys, unless the costomer wants quality experience and a company that is capable of large jobs…then my company is hard to compete with. I am working hard to develop new relationships with GM’s with major Construction companys yet its a mans game and a who you know way of business. By time I get the hush hush information on new construction its to late. Any suggestions, advise would be great.

Offer any kind of major incentive for them to work with you. On the first job only. To prove your company’s quality and worth. No easy answer here.
