Buying a house with boyfriend?
Okay, my boyfriend and I have been dating almost 2 years, and things are going great, we have talked about marriage but want to make sure our debt is paid off first. Im 25 years old, and hes 38. We have been living together renting a townhouse for 1 year and 2 months. The person we are renting out townhouse from wants to sell it, and we have told him we are very interested. We Absolutely love our townhouse. So my questions is how should we go about purchasing it. I have great credit, and like I said we are working in the next 4 months to be out of debt except for our cars, and we have the lease agreement until July. But my boyfriends credit isn’t so good. Right before we met he lost his job, and lost his condo that he owned. it was going to go to foreclosure, but he ended up doing a short sell, but anyways his credit SUCKS, and that’s why we are working so had to pay everything off to build his credit. Im not sure if I could get a loan my self. The townhouse we think he would sell it for $220,000 and I only make $30,000 a year. My boyfriend makes $60,000-$80,000 a year – hes in sales, but with his credit we don’t think we should put him on the loan cause of interest. I could go in with my parents on the house cause they have wonderful credit too, but I hate to ask them to put something else in there name. Do you think they would give me a loan for that amount by myself seeing what I make per year, or will I have to go in with someone??? I just want to make sure I do it correctly and the best way possible.
Yes, the house is worth more than what he will take. And when he bought the house 2 years ago new, it was $253,900. Our market has gone down where we live, but yes he would accept less than what its worth.
As long as his credit scores are above 500 you can get an FHA loan. I know of two banks that willl approve you. Both of you will need to clear up any collections or judgments that youi have if any. If you have any questions send me an email I will help you get apporved
Will I have to pay capital gains taxes on the sale of my home?
This is the first home my husband and I have owned, it’s a condominium that was purchased 10 months ago. We just experienced a flood due to an improperly installed valve. We are selling the condo back to the builders (as it was brand new when purchased and this was VERY unforseen). We will be purchasing a new home and rolling all equity into it (there will be about $20,000 in equity with the buy-back due to current market value). Will we have to pay capital gains on the $20,000? Will this fall under "Unforseen Circumstances" and qualify for a lower exclusion? Or is there something else??? THANKS!
Assuming that you mean you are selling it for $20000 more than you purchased it for and that you have done no improvements since buying it…..
Then I would talk to a CPA, this could be a lawsuit settlement that might not be taxable or like you say you could also qualify under the unforeseen circumstances.
But if you do have to pay capital gains it would be on gains not equity. If you had paid cash and the builder gave you the same cash back then there is no gain. If you made a "profit" of $20000 but are leaving behind $15000 in drapes then your gain would be $5000.

What are the pros and cons of selling short sale on a condo?
The complex we live in is full of foreclosure condos and we want out of ours, but can not sell in the current market. We have had it on the market for 3 years but took it off when the housing market went down. Typically you owe more than what the other condos are going for in here. Any advise will help.

Pro – Your credit is better than a foreclosure
Con – depending on your state, type of loan(s) and type of foreclosure, they can come after you for the difference. There could also be tax consequences. The same is true with a foreclosure.

Are you talking about a sub-division? Yes, you can, although they have the right to tell you no. They usually don’t though.
If you are talking about a luxury home for sale, yes, you often have to prove the ability to purchase before you are allowed to view the home.
